Resumen
La Robleda Inversiones agroturismo Desde finales del siglo XX la hacienda El Rhin entró en un período de subutilización a raíz de los problemas de orden público en el país, quedando totalmente improductiva hacia el tercer lustro de este siglo (año 2.015). De esta manera desde el año 2.017 la sociedad La Robleda Inversiones S.A.S administra el predio, dando inicio a un plan de recuperación, teniendo bajo su responsabilidad el desarrollo y explotación, enfocándose en la vocación (agropecuaria) y realizando un estudio del potencial turístico, aprovechando su ubicación geográfica (cercana al eje cafetero, el paisaje cultural cafetero y al ruta de pueblos mágicos del valle) y los bosques y senderos, apropiados para el desarrollo de diferentes deportes y el descanso en medio de su biodiversidad, así como la tendencia en el mercado del turismo ecológico. Con base en lo anterior, se desarrollará un modelo agrícola para la producción y comercialización (mercado local y de exportación) de pasifloras (maracuyá), cítricos (limón Tahití), ganadería de levante para ganado multipropósito (carne y leche), lo cual se articulará con la actividad turística, generando un atractivo a los huéspedes por su entorno natural y biodiversidad (fauna, flora y fuentes hídricas), desarrollados bajo un criterio sustentable, sostenible y durable. En esta materia será la única finca en la zona con producción orgánica de frutas (trazas de agroquímicos <30%), ganadería sostenible (silvopastoril-intensiva), articulando con una oferta turística única, en la cual el huésped podrá desarrollar actividades deportivas y ecológicas como el ciclo montañismo, el parapente, el Trail, senderismo, y el avistamiento de aves. Las inversiones (CAPEX) ascienden a $1.501 millones, cuyo cronograma se espera ejecutar en tres años, siendo agroturismo el 41%, la agricultura el 40% y ganadería el 19%. Por su parte el gasto variable estimado es de dos personas por hectárea en agricultura, una persona cada 50 animales para ganadería y dos personas en agroturismo. El costo fijo (OPEX) corresponde al de cinco personas, tres en administración & ventas y dos en operación. El apalancamiento será a través de fuentes operativas (orgánico/generación interna), no bancarias (FINTECH-AGRO) y capital propio.
Abstract
Executive Summary Since end 20Th century The Rhin farm entered a period underutilization as result of public order problems in our country, remaining unproductive towards the third half of this century (year 2015). In this way, since 2017, the company La Robleda Inversiones S.A.S manages the property, starting a recovery plan, taking the responsibility the development and implementation of project based on the vocation of the land (agriculture) and carrying out study of the tourist potential, taking advantage of its geographical location (close to de coffee are, the coffee and cultural land scape and the route of the magical towns of the valley) and forest and trail, appropriate for the development different kind of sports and rest in the minds of biodiversity, as well as the trend in the ecotourist market. Based on the above mentioned, an agricultural model will be developed for the production and commercialization (local and export market) of the passion flowers (passion fruit), citrus (Tahiti lemon), multi propose cattle raising (meat and milk), activities that will be articulate with tourism activity, generating an attraction for the guest around the natural environment and biodiversity (fauna, flora and water resources), developed under sustainable and durable criterion. In this regard, will be the only farm in the area with organic fruit production (traces agrochemical <30%), sustainable livestock (silvopastoral-intensive), articulating with unique tourist offer, in which the guest can develop sports and ecological activities, like mountain biking, paragliding, trail riding, hiking and bird watching. The investment plan will be around $1.501 millionth pesos, and the timeline for this execution three years, 41% being agrotourism, 40% agriculture, and 19% livestock. The variable cost and fix cost, have been estimated based on the pilot plans, developed during the last two years. In relation with the leverage, this will be through operation generation (organic/internal generation), non-baking (FINTECH-AGRO) and equity.
